Knollwood Rd. - Addition

This home is a Three Bedroom Rancher in a lovely neighborhood.  The Owners identified several elements in their home which were not functional for their lifestyle.  They needed to replace a drafty sun porch that was not being used, renovate their small Kitchen for efficiency and  gain space for their regular small group gatherings.

Beth's solution was to redefine the new spaces while keeping the additions in a scale that fit the existing home.  Flow, friendliness, and function ordered the design.

The home had several unusual characteristics which made the cooking and dining flow in the Kitchen difficult.  Beth's design solved this by moving a door, and widening the connection to the Dining Room.  This provided the needed space to make the Kitchen open and functional.

The Family Room addition was designed to provide natural light to the Dining Room while being open to gather near the Kitchen.  By adding the comfy window seat the room gained seating, and storage, while radiant heat completed this livable room.

Finally a bonus to the design was the addition of a Covered Patio for outdoor living space.

Beth was also challenged when a water main ruptured and flooded the property's backyard weeks before the Construction Drawings were finished. She designed additional drainage to protect the new addition and existing basement.
